Instructing an Estate Agent

Sole Agency Agreements are the best form of agreement. Sole Agency is cheaper, creates a good rapour between you and your Estate Agent and is for a fixed period. N.B. If you subsequently sell through another Agent while under a Sole Agency Agreement you may be liable to pay two fees.

Multi Agency Agreements allow you to market your property for sale with more than one agent, these usually cost a lot more and will also be for a fixed period.

Joint Agency Agreements are between two Estate Agents and usually they will share the fee when the property completes. These will also cost more than a Sole Agency and will be for a fixed period. Hythe and Waterside will discuss and arrange for you for an `EPC’ Energy Performance Certificate to be carried out.


Preparing Your Home to Sell

First Impressions really count. Look around every room in your house, your garden and your garage and note down any imperfections you might not normally see, ask your Estate Agent for advice. Spring clean, freshen paintwork, de-clutter, eradicate smells, lighten rooms, update accessories where practical, keep the lawns mowed and paths and refuse areas tidy. Consider going out for viewings, this gives the viewer time to have a good look without any pressure.

What happens between Agreeing the Offer and Exchange?

Our team will draw up the necessary paperwork and send it out to all parties informing them of what has been agreed, liaising with Buyers/Sellers/Mortgage Brokers and Solicitors/Conveyancers right up to exchange and until completion. Our team will also be in constant contact with other interested parties in the chain when there is a chain involved. If there are any hiccups along the way our team will be the first to know and they will be there to guide you and make sure that everything goes along smoothly.



Completion of ‘Your Sale’

Completion usually takes place 2 weeks after exchange, the day and date will be agreed by all parties involved before exchange goes ahead. ‘Exchanging’ literally means the exchanging of contracts and deposit monies between the Solicitors/Conveyancers. On the completion day, the Purchasers Solicitor/Conveyancer will have received the monies needed in order to complete from the Mortgage Company and they will transfer the monies to the Sellers.
